Conforming: We offer a full range of conventional home loans, including fixed and adjustable rate products, balloon products, and even interest-only programs to meet your needs.  Terms of repayments are 15,20,25,20 and 40 year repayment programs.

For larger loan amounts, we have jumbo loans up to $6,000,000.

Adjustable-Rate Programs

 

 

Adjustable: We offer 3/1, 5/1, 7/1 & 10/1 ARMS under conforming and non-conforming products including Fast & Easy and Expanded Criteria programs.  These ARMs are fixed for the first 3, 5, 7 and 10 years, then they are converted to a one-year ARM tied to the LIBOR index.  There is also an interest-only option.

 

 

Fast & Easy Program: Great Price for Great Borrowers!

Our Fast & Easy program offers qualifying borrowers with excellent credit a mortgage up to 95% LTV/CLTV with streamlined processing requirements.  Just like its name, it’s fast and easy.  In most cases we do not need to verify income for credit scores above 700 with NO penalty to rate!

 

 

Piggy Backs: We even offer an 80/15/5 with our Super Streamline HELOC under this program to avoid mortgage insurance and save money.  Borrowers can be self employed or salaried, and there are no reserve requirements.

 

Interest Only: These are fixed rate loans that only require an interest only scheduled payment during the first 10 years of the loan. Borrower’s may pre pay the loan at any time with no penalty. Payments are generally 20% less than a fully amortizing loan. These are NOT negatively amortizing loans.
